Gwalior Highrise Building: Gwalior, Naidunia Rep. The way has been cleared for the construction of five high-rise buildings of seven floors each of the proposed housing board in the flying area of fighter planes like Miraj and Sukhoi near Air Force Station Gwalior. Permission has been obtained from the Municipal Corporation for the construction of these buildings proposed in A and B blocks of Deendayal Nagar. Housing Board has NOC from Air Force as well as development permission of T&CP. In such a situation, now the work on this project will be started expeditiously. Now the officers are preparing to issue tender for the construction of this building.
In Deendayal Nagar, now five high rise buildings of seven floors each will be prepared by the Housing Board. Fighter planes like Mirage and Sukhoi do not have permission to build buildings higher than two storeys in the flight area, but the NOC was obtained from the Air Force for this project. After this, the officers quickly started work for this project. Initially, after preparing the blueprint of the project, application was made for development permission of T&CP, but due to non-provision of high rise building in the said area in the master plan, T&CP said to allow only ground and first floor. For this it was mandatory to issue a gazette notification from the state government, the process of which took three years. After this, when permission for construction was sought from the Municipal Corporation, the matter of property tax got stuck. The board said that being a government agency, they would get exemption from property tax, while the corporation was adamant on depositing an amount of about Rs 42.24 lakh. The matter reached Bhopal and it was decided that the board would have to deposit the amount. In such a situation, the board deposited this amount. After this, when an application was made for building permission, the calculation of Floor Area Ratio (FAR) in it went wrong. In this, the FAR of one floor was wrong, which was denied by the corporation’s computer. The officers got it repaired and got another map installed and permission has been given for construction on the basis of that.
Here is the project: MP Housing Board will construct five seven-storey buildings in Deendayal Nagar. A total of 178 houses and 129 shops will be built in residential buildings including commercial ones. 105 crore will be spent on this project. The Housing Board is preparing to start booking flats and shops here soon. The project has been approved after a nearly four-year-long process. In Sector A of Deendayal Nagar, three buildings of seven floors will be built on 98612 square feet of land left for the hotel. 110 houses and 84 shops will be built in this. About Rs 67 crore will be spent on this. At the same time, 68 houses and 45 shops will be built in two seven-storey buildings on 67507 square feet of land located near Mangal Bhawan in Sector B. 38 crore will be spent on this.
