Sales of houses
The number of houses lying vacant in the real estate market has declined. In 7 major cities of the country, the number of unusual inventory declined by 4% during the January-March 2025 quarter. According to the latest data from Real Estate Advisory Company ENAROK, till March 2025, 5.6 lakhs (5,59,808) houses were lying vacant in these cities, while in March 2024 the number was around 5.8 lakh (5,80,895) units. These seven cities are Delhi-National Capital Region (NCR), Mumbai Metropolitan Region (MMR), Kolkata, Chennai, Bengaluru, Hyderabad and Pune.
Unusual inventory status
Homes with less than 40 lakh rupees (cheap houses)
19% decline (March 2024: 1,39,905 units. In March 2025 to: 1,12,744 units).
40-80 lakh rupees house (mid-segment)
Mild shortage (March 2024: 1,74,572 units. March 2025: 1,57,741 units).
80 lakh to Rs 1.5 crore house (premium segment)
Minor changes (March 2024: 1,75,293 units. March 2025: 1,76,130 units).
Houses more than Rs 1.5 crore (luxury segment)
24% increase (March 2024: 91,125 units. March 2025: 1,13,193 units).
Cheap houses supplied less
Anarock Chairman Anuj Puri said that the demand for expensive houses has been tremendous for the last two to three years, due to which the luxury house has been a top demonstration section in the last two to three years. He said that cheap houses have suffered the most damage due to global epidemic, as sales and new offers have declined in this section in the top seven cities. Puri said that in the last five years, the share of affordable or cheap houses has been decreasing in the total offer along with the total sales.
28 percent decline in home sales
The sales of homes in the top seven cities fell 28 percent to 93,280 units in January-March, 2025, while the figure was more than 1.30 lakh units in the same period of a year ago. In January-March, 2025, 1,00,020 units were offered in the top seven cities, which is 10 percent less than 1,10,865 units of the same period a year ago.
