Mumbai, June 9 (IANS). This year, during the January-March period, the average apartment loading reached 40 percent, which was 31 percent in 2019. In addition, in the last few years, the top seven cities have recorded the highest increase in average loading in Bengaluru, which has increased from 30 percent to 41 percent in 2019 to 41 percent in the first quarter of 2025. This information was given in a report on Monday.
The latest anarock research data has found that the loading factor in the top cities is increasing in the housing project amid the increasing demand for state-off-the-art.
The Mumbai Metropolitan Area (MMR) recorded the highest loading in the top seven cities with 43 percent in the first quarter of 2025. The region has seen a steady increase in average loading in the last few years, which has increased from 33 percent to 2022 in 2019 and 43 percent in the first quarter of 2025.
The average loading factor in residential apartments is the difference between the super-built-up area and the carpet area.
Under the Real Estate (Regulation and Development) Act, 2016, developers are required to give information about the total carpet area provided to home buyers. However, there is currently no law like limiting the loading factor in the project.
The Research and Advisory of the Anarock Group, Regional Director and Head Dr. Prashant Thakur said, “The first quarter readings of 2025 show that home buyers in the top 7 cities have 60 percent of the entire space in their apartments, while the remaining 40 percent of the Common Area such as lifts, lobby, cadre, stairs, stairs, cloak, club house, is a terror.”
On the other hand, Chennai recorded 36 percent of the lowest average loading growth in the first quarter of 2025, which conforms to the city-specific demand profile, where home buyers prefer to pay more for usable spaces instead of their homes instead of common areas.
In Delhi-NCR, average loading increased from 31 percent to 37 percent in 2022 and 41 percent in the first quarter of 2025.
In Pune, the average loading was 32 percent in 2019, increased to 36 percent in 2022 and 40 percent in the first quarter of 2025.
Hyderabad saw an increase of 33 percent in the average loading 2019 from 30 percent to 2022 and 38 percent in the first quarter of 2025.
Earlier 30 percent or less loading was considered normal.
Thakur said, “Today, more facility loading has become a common practice in most of the projects, partly because home buyers are no longer satisfied with basic lifestyle facilities. They expect a fitness center, clubhouse, park -like garden and grand lobby.”
Except Maharashtra, home buyers in most cities are unaware of how much they pay for the total useable space within their apartments.
