Mumbai, May 31 (IANS). Property registration has reached a new level under the budget category in the first five months of 2025 in India’s financial capital Mumbai. This information was given in a report on Saturday.
According to the Maharashtra State Revenue Department, the revenue collected from property registration in January-May and total registration in Mumbai was high.
According to the Encarock Group report, Data Analysis of Inspector General of Registration (IGR), Maharashtra suggests that the total revenue collected from property registration in Mumbai in the first five months of 2025 was around Rs 5,695 crore.
This is 17 percent higher than the same period last year’s period January-May 2024, when the collected revenue was recorded at around Rs 4,860 crore.
In the five months of 2025, 64,461 properties were registered in the city, compared to 60,818 properties in the same period last year. This is a 6 percent increase compared to the previous year.
Anarock Group Chairman Anuj Puri said, “Intensive analysis suggests that the second highest number of property registrations were recorded in May 2025 since 2019, with more than 11,562 property register.”
According to the report, the revenue collected during this month stood at around Rs 1,062 crore. In comparison, in May 2024, the highest registrations were with around 11,999 property registrations, which is about 4 percent more than this year.
Meanwhile, Mumbai’s luxury residential market continued to promote sales in the first quarter of 2025, but the adequate new supply edition in this segment (houses priced more than Rs 2.5 crore) increased the inventory.
Anarock data shows that the first quarter of 2025 saw an annual growth of 36 percent in the first quarter of 2025 after 2022, which grew from about 6,180 units to about 8,420 units by the end of the first quarter of 2025 at the end of the first quarter of 2024.
Puri said, “The increase in unsold luxury stock is mainly due to adding new units to this price category in the last one year. According to the data, in 2024, the entire Mumbai Metropolitan area was added to Rs 2.5 crore and more in the budget category of 16,480 units, while 5,294 units and added in the first quarter of 2025.
Further analysis of property registration data and demand trends in January to May shows that the average ticket price of the sold houses was Rs 1.59 crore, which is the highest since 2019. This indicates the sale of high-ticket price houses.
