Jaipur. The planned urban development has an important role in achieving the target of developed Rajasthan-2047. This promotes economic activities rapidly, which increases investment and employment opportunities along with continuous improvement in infrastructure. In order to preserve the same goals, the cabinet meeting organized under the chairmanship of Chief Minister Bhajan Lal Sharma has approved the new Rajasthan Township policy, which will make Rajasthan a leading state in the field of planned urban development.
The provisions of Rajasthan Township Policy-2024 pave the way for the construction of such schemes in which residents can get better standard of living. In which there is also a park for morning walk and there is a system of rain and waste water recycling. Under the policy, green sector has been mandated in all schemes. A provision of 7 percent park-game ground and 8 percent facility area has been made in view of uniformity in residential schemes of all area.
Antyodaya will be conceptualized, needy will get accommodation
The needy should be ensured by the benefit of basic facilities like housing, this goal has also been made an important part of the policy. Under the policy, a provision has been made to allot reserved plots for EWS-LIG through the local body. This provision will ensure the availability of housing to eligible EWS-LIG persons with transparency. Also, in industrial schemes, a provision of a minimum 5 percent area plot has been made for the residence of workers. With this, the workers will be able to provide housing near the industrial units, which will save them in the time of traffic and also increase their efficiency.
Consumers’ rights will be protected
The policy includes the provision of residences for accountable and facilitated houses for residents. For this, after the release of the completion certificate of the scheme, maintenance of development works has been made to maintain 2.5 percent plot of the scheme till the 5-year duration or Residents Welfare Association (RWA) is transferred. Also, a provision of maintenance fee has also been made for maintenance of internal development works. Provision has been made to constitute a state level committee for implementation, monitoring and review of policy, which will lead to quick diagnosis of problems in the development of urban schemes.
Reluct development will get encouragement
Constant development of urban areas limits the availability of land. In such a situation, it is necessary that special emphasis should be given on multi -storey schemes. The new township policy promotes vertical development. This will enable more houses in the area and more and more people will be able to reside. Along with this, provision has also been made for mixed land use, group housing scheme, flat housing scheme, integrated scheme (group residential, flat residential, plotted), sub-city center, District Center, Community Center for the convenience of common people in commercial land use under the policy.
Convenience in traffic, will be able to become sector roads
Special provisions have also been made for the construction of large sector roads in the policy. Under this, for the construction of sector roads in all the urban areas of the state and the development of commercial strips, land acquisition can be taken on the lines of the Sector Commercial Policy of Jaipur Development Authority. Also, this policy also encourages the installation of solar and wind power plants. According to the policy, for the establishment of these plants, the revenue records have not been recorded by registering access routes and minimum width of access route.
Apart from this, the policy has also promoted conservation of water bodies. In this, a provision has been made to reserve the required minimum buffer with the help of various water sources like river, lake, pond, canal, sewer, rainy drains.
