New rules for building houses implemented in Haryana, those who build 4 storey buildings will get 60 days time, read details


People planning to build multi-storey houses in Haryana need to be aware of the new rules. Recently, to streamline the construction approval process, Haryana District and Town Planning has issued a new standard operating procedure (SOP) for stilt plus four-storey buildings. According to officials, under the SOP, property owners have been made mandatory to apply for occupancy certificate (OC) within 60 days under the Haryana Building Code Regulations. Apart from this, a new portal will be launched soon to simplify the approval process of four-storey buildings.

Stilt plus four-storey construction has been permitted under the new terms and conditions issued on July 2. Map approval will be granted for buildings located on roads 10 metres or wider, with the objective of standardising construction work and ensuring compliance with building codes.

For those who built their houses earlier…
On the other hand, residents who have already constructed four-storey buildings without an approved plan will have to apply for OC within 60 days. The SOP issued by the Additional Chief Secretary of DTCP includes important points like application requirements, neighbor’s consent, basement construction rules, and document verification.

What do real estate experts say
Pradeep Aggarwal, Founder and Chairman, Signature Global (India) Ltd. welcomed the move and said that we welcome the immediate implementation of the rules of the Stilt-Plus-Four policy by the Haryana Government. This policy will bring new opportunities for builders and home buyers in Gurugram. By allowing four independent units per plot, this policy will ensure better use of space while complying with Haryana Building Rules, which will increase property prices, improve the infrastructure of the city, and increase the standard of living of the people.

On the other hand, Ansal Housing Director Kushagra Ansal said that the Haryana government’s decision to allow stilt-plus-four-floor construction will not only fulfill people’s dreams but will also act as a catalyst for affordable housing plots. After a 16-month ban, this approval is a positive step towards meeting housing demand and promoting economic development.
