Taking care of the safety of home buyers, UP RERA on Friday said that promoters (builders-developers) of 400 group housing projects in the state have been warned that they will be put on the deferred list after failing to upload land records or maps on its portal. According to Bhasha news, the promoters were to upload the documents on the portal of Uttar Pradesh Real Estate Regulatory Authority (UP RERA). An official said that as of today, about 3,700 housing projects in the state are registered with UP RERA.
The purpose is to prevent fraud
According to the news, in the 152nd meeting of UP RERA, it was decided to create a category of stalled projects on its portal for those projects whose maps and land records have not been uploaded on the portal. This decision has been taken with the aim of properly alerting the allottees and protecting them from fraud by such promoters. RERA said that it is necessary to upload all the necessary documents related to the project on the portal of the authority, so that the allottees can take a prudent decision to buy the unit after seeing the information about the land of the project and the necessary approvals. Map records of land ownership are the most important documents of any project.
Promoters are being continuously warned since 2018
After a thorough investigation of the records of projects registered in UP RERA, it was found that the promoters of about 400 projects have not uploaded the map of the project and documents related to land ownership or at least one of them on the RERA portal. These projects were registered by the promoters in the early days of RERA. Since 2018, promoters are being constantly warned to upload all the documents of the project on the portal.
RERA again sent notice to the promoters
Many promoters had uploaded documents in compliance with RERA’s orders. Promoters of about 400 projects did not comply with these orders. RERA has again sent notices to these promoters. RERA said that there is a possibility that some home buyers may invest without seeing all the details of the project, i.e. only on the basis of RERA registration and may be cheated in some way or the other.
