In the PWC meeting organized by Jaipur Development Authority under the chairmanship of Commissioner Shri Siddharth Mahajan, it was decided to approve the proposed land pooling scheme on about 163 hectares of land of Shivdaspura, Barkheda and Chandlai villages located on Tonk Road and send it for the approval of the state government. Keeping in mind the main demand of the farmers, an important decision was taken in the meeting, under which the proposal to increase the land allotted to the farmers from 45 percent to 47 percent was approved. This decision will prove to be extremely beneficial economically for the farmers and account holders.
After getting the approval of the plan from the state government, the necessary infrastructure facilities will be developed in the plan area by JDA. At present, road construction work has been started in the planning area by JDA. Under the scheme, in the future, various public facilities including parks, sewerage lines, drainage, water supply, electricity system, street lights, land for schools and educational institutions, community centres, health centres/dispensaries and religious places will be properly developed.
It is noteworthy that this is the first land pooling scheme of Rajasthan. Chief Minister Bhajan Lal Sharma has also announced in the budget to start 20 new land pooling schemes in the state. In the meeting itself, the new housing scheme proposed in village Bhojpur (Tehsil Dudu) was also approved.
A total of 644 residential plots will be developed under this scheme. This scheme is located about 800 meters from Ajmer Road (NH-48) and about 1 kilometer from Dudu city, due to which this area is considered very promising from the point of view of residential development and investment.
The proposed scheme will be developed on 28.09 hectares of land located in Khasra numbers 264, 274, 276, 277, 278 and 279 of village Bhojpur, Tehsil Dudu. A reservoir (Khasra No. 604, type Talai) of 5.7 hectare area is located near the planning area. Keeping in mind its conservation, proper provision of 100 meter buffer zone and water channel has been made in the plan. In the proposed plan, priority has been given to modern civic facilities and balanced development of green areas.
Out of the total 2,30,262.75 square meter area, residential plots will be developed in 78,400.13 square meter area, while in the remaining area, provision has been made for parks, sports grounds, institutional, commercial and other public uses as per rules. Provision for 318 EWS and LIG category plots has also been made in the scheme, which will strengthen the government’s goal of providing affordable housing to the economically weaker sections. Apart from this, the scheme will be made more organized, attractive and habitable by creating commercial, institutional and group housing plots in the areas adjacent to major roads.
