New Delhi, March 26 (IANS). India has once again established itself as the most affordable office fit-out market, proving its strong position in the Asia-Pacific region. According to a new report, India offers global companies a great combination of low cost, scale and superior quality.

According to Cushman & Wakefield’s ‘Asia Pacific Office Fit-out Cost Guide 2026’ report, office fit-out costs in major cities of India range between $65 to $73 per square foot. This cost is much lower than big markets like Tokyo ($215), Sydney ($161) and Singapore ($140).

The report shows that despite low costs, India has been able to develop high-quality and modern workplaces on a large scale. This is the reason why India is becoming an attractive option for global companies.

Shashi Bhushan, Executive Managing Director, Cushman & Wakefield, said India is at the forefront not only because of low costs but also because of uniform quality and strong delivery capabilities across different cities. He pointed out that as companies look at better and modern office space, India’s cost advantage becomes even more significant.

India’s position is becoming stronger amid global supply chain changes and the impact of energy prices. According to the report, demand for prime office space across 27 markets in Asia-Pacific is expected to reach 92 million sq ft in 2025, up from 76 million sq ft in 2024.

India has played an important role in this increasing demand. The top 8 cities of the country have handled almost two-thirds of the total office demand in the region, which clearly reflects the strength and stability of the Indian market.

India is also ahead in terms of supply. About 386 million sq ft of office space is under construction in the Asia-Pacific region by the beginning of 2026, of which about 192 million sq ft is being built in the top 8 cities of India.

The report says that now companies are not retreating from office investments, but are investing thoughtfully. In such a situation, India gives them better facilities in cost, quality and expansion.

However, Mumbai remains the most expensive market in the country, with office fit-out costing around $73 per square foot. This is due to the strong demand from multinational companies, financial institutions and Global Capability Centers (GCCs) who are looking for premium office space.
