Many people in the country live in rented houses. Whether changing cities for work or going to another city for studies, living on rent is a compulsion for millions of people. Buying a home, especially in Mumbai, Delhi and other big cities, is out of reach for many, leaving rent as their only means of survival. However, a frequent complaint over the years has been that landlords are arbitrary.

Sudden increase in rent, demand for more security and unnecessary pressure to vacate. To solve this problem, the government has made Rent Agreement Rules 2025. The purpose of this rule is to provide stronger protection to tenants and curb the arbitrariness of landlords. Let us tell in details.

What is the Rent Agreement Rules 2025?
The government’s new rule focuses on creating a balance between landlords and tenants. Now landlords will follow a fixed process to increase the rent. They can increase the rent only once a year, every 12 months. For this the tenant will have to give 90 days written notice. It will be the responsibility of the landlord to repair any defects in the house. If they are unable to do so within 30 days, tenants can get the repairs done themselves and deduct the expense from the rent. Additionally, the new system requires a digitally stamped and online registered rent agreement to be submitted within 60 days of signing to avoid any disputes later.

Landlord’s arbitrariness will not be tolerated
According to the Rent Agreement Rules 2025, landlords cannot take a security deposit of more than two months. This limit for commercial rent has been fixed at six months. Failure to register can result in a fine starting from Rs 5,000 depending on the state. Before the tenant moves into the room, the landlord must inform the landlord in writing at least twenty-four hours in advance. The special thing is that now permission to vacate the house can be given only by the order of the Rent Tribunal. If a landlord tries to evict you by force, cuts off your electricity or water supply, or threatens you, legal action will be taken against him.
