8 percent jump in demand for office space in India from GCC in the first nine months of 2025: Report

Bengaluru, 25 September (IANS). In the first nine months of this year, the demand for office space by the Global Capability Center (GCC) in India has increased by 8 percent to 50.9 million square feet. This information was given in a report on Thursday.

In the third quarter, Bangalore stood first over the total transaction, followed by a tremendous demand in Pune, Mumbai and Chennai.

According to the report of Colliers, these three cities jointly used half of the total grade A office space in this quarter. In the third quarter of this year, each of these three cities recorded an increase of at least 40 percent in the annual demand.

Bengaluru maintained a strong place with a 27 percent stake in the demand for 14 million square feet of leasing and total India’s office space.

Arpit Mehrotra, managing director of the office services of Koliers, India, said, “Despite external instability and continuation of business tension, India’s office market is constantly displaying strength by crossing the 50 million square foot mark in the first nine months of the year.”

This continuous increase has been recorded by GCC with increase in space use and leasing activity by domestic firms.

The GCC has leased about 20 million square feet of space in the top seven cities in 2025, which is about 40 percent of the total office space demand.

In the third quarter of 2025, the new supply was strong in the top seven office markets, a new 16.6 million square -foot building was built, which is a 15 percent increase on an annual basis.

In Pune, a new building of 4.6 million square feet was built in Pune with an almost four-fold increase, followed by Bengaluru and Delhi-NCR.

Conventional leasing was 41.7 million square feet in the first nine months of 2025, mainly from Technology and BFSI sector.

In the case of Flex Worksspace Activity, Bengaluru, Pune and Chennai jointly took around 66 percent of the use of flexible space in the third quarter of 2025.

Vimal Nadar, National Director and Research Head of Colliers India, said, “Overall, the choice of adopting free workplace strategies and flexible workspace in India is continuously increasing and by 2025 it can be 20 percent of the total demand.”
