New Delhi, October 28 (IANS). The commercial office real estate sector is continuously growing in the top 7 cities of India. According to the latest report of real estate advisory company Anarock, there has been an increase of 6 percent on an annual basis in monthly office rents, which has increased from Rs 85 per square foot in the first 9 months of 2024 to about Rs 90 per square foot in the same period of 2025.
According to the report, global challenges such as tariffs, geopolitical tensions and layoffs in the IT/ITeS sector had no negative impact on the demand for office space in the top 7 cities. Office absorption is projected to increase from 31.31 million sq ft in the first 9 months of 2024 to 42 million sq ft in the first 9 months of 2025, registering a growth of 34 per cent.
At the same time, in the same period of 2019, the net absorption in these top 7 cities was recorded at 32.26 million square feet, which shows an increase of 30 percent as compared to 2025. Whereas 2019 was a year when the demand for office remained at its highest.
Anarock Group Chairman Anuj Puri said that GCC continues to play an important role in increasing office space leasing in the top 7 cities.
Giving information, he said, “Out of the gross office leasing of 58.28 million square feet in the period of 9 months of 2025, more than 40 percent 23.34 million square feet were leased by GCC alone. At the same time, GCC did the highest gross leasing of 8.3 million square feet in Bengaluru. This was followed by Pune with 3.73 million square feet and Chennai with 3.57 million square feet. Stay.”
The report shows that Pune recorded the highest growth of 97 per cent in terms of net office absorption, which increased from 3.14 million sq ft in the first 9 months of 2024 to about 6.2 million sq ft in the first 9 months of 2025. Kolkata was the only city where net office leasing declined by 19 percent.
Additionally, Bengaluru topped the list with highest net office leasing at 9.95 million sq ft, followed by Delhi-NCR with 8.2 million sq ft.
