New Delhi, 25 September (IANS). Despite the global economic uncertainties and geopolitical tension, residential demand in India remained strong in the third quarter of 2025, with a 14 percent increase in the total selling price by 14 percent. The selling price increased from Rs 1.33 lakh crore in the third quarter of 2024 to Rs 1.52 lakh crore in the first quarter of this year. This information was given in the report on Thursday.

Increased income, urbanization and increasing desire to buy homes promoted this increase in sales.

However, with a 9 percent decline in sales volume, this sector faced challenges such as affordability, costs and unequal demand in various markets.

Encarock’s report said 97,080 houses were sold in the top seven cities in the third quarter of 2025, while in the third quarter of 2024, 1.07 lakh units were sold.

Among the top seven cities, the Mumbai Metropolitan Region (MMA) recorded the highest sales of about 30,260 units, followed by Pune with 16,620 units.

Anuz Puri, chairman of the Enerock Group, said, “Overall, these two western cities took 48 percent of the total sales in the top 7 cities in the third quarter of 2025. Except Chennai and Kolkata, the annual sales in all the top cities declined.”

The new housing supply in these cities increased by a slight 3 percent, around 96,690 units were launched in the third quarter of 2025, while 93,750 units were launched in the same period of 2024.

Nevertheless, more than the sale launch shows that the equation of demand-supply remains strong.

The Mumbai Metropolitan Region topped the new supply by launching 29,565 units in this quarter, followed by Pune about 19,375 units.

The report said, “Interestingly, while the new supply declined annually in other cities, the new supply in Pune, Kolkata and Chennai increased by 56 percent and 38 percent respectively.”

Luxury housing category of Rs 1.5 crore saw the highest supply of 38 percent, followed by 24 percent of the premium segment of Rs 80 lakh -1.5 crore. The mid-segment of Rs 40-80 lakh contributed 23 percent to the total new supply in this quarter, while the affordable segment was the lowest with 16 percent.

Meanwhile, the total available housing inventory in seven major cities saw a slight decline on an annual basis, which was approximately 5,61,756 units by the end of the third quarter of 2025 to the end of the third quarter of the third quarter of 2024.

The average residential prices in these cities were 9 percent single-digit growth in the third quarter of 2025 compared to the third quarter of 2024. NCR recorded the highest growth annually with 24 percent, followed by Bangalore with a 10 percent increase.

According to the report, despite the time like monsoon and Shraddha, housing sales increased by 1 percent on a quarter basis in the third quarter. Overall, the housing market in 2025 is still stable, and further festivals are expected to increase the season, for which developers have many projects ready.
